NEW OFFICE COMPLEX PROJECT ANNOUNCED FOR CITY’S UPTOWN

 

Harrisburg, PA – Mayor Stephen R. Reed and developers Tony Pascotti, Tom Flynn and Jim Warren of 3003 North Front Street, LLC, today announced plans for the development and construction of a two-story, $4.2 million office complex of 36,000 square feet to be located at 3003 North Front Street in the City’s Uptown.

Reed said the project will feature a masonry exterior consisting of cast stone trim which will be furnished with cornice work. The complex will contain a large main lobby with elevators and office suites of different sizes. The building will closely resemble the architectural work of the neighboring Dixon University Center and has been designed to be compatible with other existing buildings nearby. The complex will be built on what are currently two vacant properties.

The Mayor said the complex will also include a surface parking lot for 72 vehicles. The lot will be at grade level but will be below the actual building. He said the developers are currently in the process of leasing the office space.

"We are delighted to announce this new office complex project," said Reed. "This project is important as it will address some of the under met demand for Class A Office Space within Harrisburg. Current Class A Space is over 95% occupied City-wide."

The Mayor said that developer 3003 North Front Street, LLC, is using Act One Consultants, Inc., as its site engineer and Whitney, Bailey, Cox & Magnani, Inc., LLC, as its structural engineer. He said the architectural and design work were completed by Murray Associates Architects, P.C., of Harrisburg, a 70-year-old firm that has designed many prominent buildings within the City.

Reed said that developers Pascotti and Flynn have become well-known within the City for their development and construction of many high-profile projects, including the Market Square Plaza building and the Pennsylvania Housing Finance Agency building.
